For home inspectors

Never lose another inspection to a missed call

When you're on a roof or in a crawlspace, your AI scheduler answers, qualifies the caller, quotes your prices, and books the inspection straight into your calendar.

$0/month — $19.99 only when it books a confirmed inspection.

Works with Google Calendar, Microsoft 365, Spectora & ISN

Hear it book an inspection

A sample conversation — every answer comes from your own price sheet and calendar.

Scheduler: Thanks for calling Acme Home Inspections — I can get your inspection scheduled. Is this for a home you're buying?

Caller: Yeah, we close in two weeks. It's a 2,400 square-foot house in Lakeway.

Scheduler: Congratulations! A buyer's inspection at 2,400 square feet in Lakeway is $400. Want to add a sewer scope for $200? Most buyers in that area do.

Caller: Sure, add it. Can you do Thursday morning?

Scheduler: Thursday at 9:00 AM is open. I've booked it and texted you the confirmation — you'll get a reminder the day before.

Why I built this

Inspectors lose jobs for one reason that has nothing to do with the quality of their work: they were in an attic when the phone rang. The caller didn't leave a voicemail — they booked the next inspector on the list.

I built Inspector Booking to make that impossible. It only answers when you can't, it quotes exactly what you'd quote, and you only pay when it actually books an inspection. If it doesn't earn you money, it costs you nothing.

— Austin, founder

If it doesn't book you revenue, you pay nothing

$19.99

per booked & confirmed inspection

The average inspection runs $350–450 — you keep ~95%. A human answering service costs $250–400/mo whether it books anything or not.

Questions inspectors ask us

What does it cost if it doesn't book anything?+

Nothing. There's no monthly fee and no contract — you pay $19.99 only when an inspection is booked and confirmed. A booking only counts when it's written to your calendar or you explicitly confirm it.

What if the caller wants a human?+

You set the transfer rules. Emergency keywords (or any caller who asks) transfer straight to your cell; if you don't answer, it takes a detailed message and texts it to you.

Can I keep my phone number?+

Yes. Your number stays exactly as it is. You dial a carrier forwarding code once, and calls only forward to the scheduler when you don't pick up.

Do I need Spectora or ISN?+

No. A Google or Microsoft calendar is all it takes — bookings land there and you get an SMS confirm. If you do run Spectora or ISN, connect them and bookings flow in natively.

Does it quote my actual prices?+

Yes. You set base prices per inspection type, square-footage tiers, add-on prices (radon, sewer scope, WDI…), and travel surcharges. It quotes exactly what you would.

How long does setup take?+

About 10 minutes, self-serve: connect your calendar, set your prices, dial one forwarding code, done. No sales call required.

Is the caller told they're talking to an AI?+

Disclosure depends on the greeting you configure; the service does not currently add one automatically. Call recording is disabled by default. Before enabling it, add a notice that meets the laws that apply to your calls.

What happens right after I sign up?+

You get your personal setup link immediately and land in it — connect a calendar, get your number, forward your line, and your scheduler is live.
